London’s most prestigious enclaves havelong been evidenced by high house prices,accessibility and a strong sense of community.
To establish the capital’s most desirable locations, wehave used the 2021 Census and latest Land Registrysold price data to establish the neighbourhoods across central, inner and outer London that rankhighest in terms of the socio economic and healthprofile of their residents and house prices relative tothe inner or outer London averages.
The top 5 is unsurprisingly dominated by primecentral London locations, including central & southKensington, Hampstead Town and Frognal. Themost expensive of which is central Kensington whereaverage sold prices in the past year were almost £2.7million, more than three times the average for innerLondon. Marylebone offers the best value in centralLondon, (£1.8 million) but ranks highly on othermeasures, particularly socio-economic classification.
Across the rest of inner London, the south westdominates. The neighbourhood between Clapham andWandsworth commons, locally coined as “between thecommons”, comes out on top for the region and rankshighest across the whole capital in terms of health ofits residents. Parsons Green, Dulwich Village and therelatively new prime hotspot of Nine Elms also featurein the top 5 for inner London.
The leafy locations of South Richmond, East Sheenand Wimbledon Village rank highest across outerLondon and house prices in these neighbourhoodsare at least double the average for the region.
Homes in these areas have become increasinglypopular since the beginning of the pandemic asfamilies, in particular, looking for more space alsovalue the lifestyle on offer in these areas.
Our ‘super prime’ list simply comprisesneighbourhoods across London with the highestaverage house prices. It happens to feature the onlyfour local areas where average prices are above£3 million and it’s of no surprise that the long established hotspots of Notting Hill, Knightsbridge,Belgravia, Mayfair and the edges of Holland Parkmake up this list.
